Rebate Program Terms
Our welcome-home rebate is real money back for doing what you were going to do anyway — lease an apartment. Because the rebate is funded by referral commissions that apartment communities pay to licensed locators, a few conditions genuinely matter. Here they are in plain English.
How to qualify
- Start with us before you tour. Contact Average Joe's before your first visit or application to any community you want the rebate at. We'll send the community a guest card with your name and information before your tour, registering us as your locator of record.
- List us on your application. Write "Average Joe's Apartment Locating" as your referral source on the guest card and lease application (see above — this is mandatory).
- Sign your lease and move in. Once the community verifies the lease and honors the referral, your rebate is on its way.
Rebate amounts vary by community
Every apartment community sets its own referral terms, and your rebate depends on what that community offers — up to $500, but not every community participates, and amounts differ property to property. We'll tell you the rebate amount available at a specific community, in writing, before you tour. If a community doesn't participate, we'll tell you that too.
Accurate information required
The name and information on your inquiry, guest card, and lease application must match and must be true. If the community can't match our guest card to your application — different name, different applicant — the referral won't be honored and the rebate can't be paid.
Payment
- Rebates are paid after you sign your lease and move in, and after the community confirms and pays the referral — typically within 60 days of move-in. Occasionally a community pays slowly; your rebate may take longer through no fault of yours (or ours).
- One rebate per lease, payable to a leaseholder named on the lease.
- If your lease is cancelled, rescinded, or terminated before the community pays the referral, no rebate is due.
- Rebates may have tax implications depending on your situation — consult your tax advisor.
Things that disqualify a rebate
- Touring or applying to the community before contacting us (communities won't honor a retroactive referral).
- Submitting your application without Average Joe's listed as the referral source.
- Another locator or referral source already registered for your application.
- Inaccurate or mismatched applicant information.
- The community declining or failing to pay the referral commission.
The program itself
- Our locating service is free to renters whether or not a rebate applies — communities pay our fee.
- Rebates are offered in accordance with Texas real estate regulations governing licensed brokerage activity.
- We may update or discontinue this program at any time; changes won't affect rebates already earned under these terms.
