Why communities pay locators

Apartment communities budget for marketing the way any business does. Filling a unit through a licensed apartment locator is often cheaper for them than filling it through paid ads and internet listing sites — so most DFW communities pay locators a referral commission when a renter they referred signs a lease. That commission comes out of the community's marketing budget. It is not added to your rent, and your quoted price is the same whether you use a locator or walk in cold.

Where your rebate comes from

We take a slice of that commission and hand it back to you after you move in — up to $500, depending on the community and lease. That's the whole model: the community pays us for the referral, we split it with you, everyone's aligned. Locator rebates are an established, legal practice for licensed agents in Texas.

How to actually get it

  1. Tell us before you tour. The commission only exists if the community knows we referred you — this is the step people miss.
  2. List Average Joe's as your referral source on the guest card and application. Write it on every form that asks; it can't be added after the fact.
  3. Sign and move in. Once the community confirms the lease, your rebate is on its way — typically within about 60 days of move-in.
The one rule that matters: put us down as your referral source the first time you visit or apply. If you've already toured a property on your own, the community usually won't honor a locator referral for it — but we can still help you with every other community on your list.

What to ask any locator (including us)
