Welcome to Average Joe's Apartment Locating ("we," "us"). By using this website or our locating services, you agree to these terms. They're short and written to be read.
What we do
We're a DFW apartment locating service. You tell us what you're looking for; we send curated apartment suggestions, arrange tours, and act as your locator of record with communities you choose. The service is free to renters — participating communities pay our referral fee. Rebates are governed by the separate Rebate Program Terms.
Listing information is informational
- Apartment details shown on this site — pricing, availability, floor plans, amenities, specials, photos — are collected from public sources, primarily each community's own published marketing, and refreshed regularly. They are provided for information only.
- Pricing and availability change daily and are controlled entirely by the communities. Nothing on this site is an offer to lease, a guarantee of price or availability, or a representation on behalf of any community. Always confirm current details with us before making decisions.
- Property names, photos, and trademarks belong to their respective owners. We feature them to help renters find these communities; if you represent a community and want your listing updated or removed, email joe@averagejoeslocating.com and we'll handle it same-day.
Your part
- Give us accurate information — matching, truthful details are required for referrals and rebates to be honored.
- Use the site normally: no scraping our pages, misrepresenting your identity, or interfering with the site's operation.
- Leases are between you and the community. We help you find and tour; the lease terms, approval decisions, fees, and policies belong to the property.
No warranties; limitation of liability
The site and our services are provided "as is." To the fullest extent permitted by law, we disclaim warranties of accuracy, completeness, and fitness for a particular purpose, and we are not liable for indirect, incidental, or consequential damages arising from use of the site or reliance on listing information. Our total liability for any claim relating to the site or services will not exceed the greater of $100 or the rebate amount actually payable to you.
General
- These terms are governed by Texas law; venue is the state or federal courts of Dallas County, Texas.
- We may update these terms; the current version, with its effective date, always lives at this page.
- If part of these terms is unenforceable, the rest still applies.
